How can an investor own property in Bali?

Investors looking to own property in Bali have two main options: freehold and leasehold. Under the leasehold option, the property is leased for a set period, typically 30 years, with the option to extend the lease in the future. Meanwhile, with freehold, the property is owned indefinitely. Foreign investors can purchase leasehold options for periods of 30 or 50 years. Freehold ownership is only available to Indonesians or to foreigners who establish a company in Indonesia.

How does the 8% guaranteed ROI work?

As the hotel is currently under construction, Mercure Jimbaran will guarantee you an 8% in the first year. From the second year onwards, when the resort is open, investors will receive their returns based on the profit share, which is projected to be at least 13% in year two.

Do I get free stays?

As an investor in Mercure Jimbaran, you are welcome to stay on any date for an 80% discounted rate of the advertised nightly fee. No blackout dates apply.

What is fractional ownership?

Fractional ownership is when investors own a percentage of a unit and share usage rights and returns. Fractional options are available in 25%, 50%, and 75% options. If you purchase a 50% fractional, for example, you get 50% of all the revenue and benefits that a full 100% unit buyer would receive.

What is the status of the construction project and when will it be completed?

The construction project is currently 90% completed. Phase 1 is expected to be finished in Q2 2024 while Phase 2 is scheduled to be completed in Q4 2024.

What payment plans are available during construction?
For phase one, full ownership is available for payment terms of 80% and then on completion a further 20%. For phase 2, Mercure Jimbaran accepts a 30% deposit and then installment payments until construction completion. Can I resell my unit?

Yes, you can resell your unit at any time, and we can even help you with this.

What running costs will I have to pay during my lease?
